Development Land – $12,400,000 – Cabarete

The La Boca Land Parcel is located next to the mouth of the Yasica River in the area known as La Boca. It contains 620,000 square meters (m2) of land and is situated approximately 3 miles (4.8 km) east of Cabarete on the north coast of the Dominican Republic. The Gregorio Luperón International Airport in Puerto Plata is a 30-minute drive to the west. The property contains approximately 700 lineal meters of beach front and the price of this parcel includes forthcoming building permits. Based on mangroves and some areas considered wetlands, it is estimated that 80% of the land is buildable. Current regulations allow densities of up to 40 rooms per acre, but in our opinion, the property is best suited for a low-density, eco-friendly environment.

The site plan below is for reference only. It was used previously as one option for possible development plan. This layout was for an extremely low-density project before building plans were issued.

Cabarete to the west is well-known for its water sports and is often referred to as the kiteboarding capital of the world. Reviews include the following on the La Boca area: “The location where the River Yasica meets the ocean. An amazing, quiet spot where you can swim in the warm waters of the river while watching the waves crash on the beach. It’s almost like a giant swimming pool. Apparently a good place to kite surf as well.” Secondly, “If you go to Cabarete don´t miss the Boca. We came from Kite beach upwind to the boca. It was very nice entering into fresh water. The boca is small, I would say a maximum of 8 kites. It is very nice to jump since it is flat water and the wind is consistent.”

The La Boca Land Parcel is well suited as a self-contained eco-community. In addition to its proximity to Cabarete and Puerto Plata, there is also easy access to the cosmopolitan cities of Santiago and Santo Domingo. with driving times of 1.5 and 3.0 hours respectively.
